Is Your Iowa Home Ready for Storm Season? What Your Home Insurance Actually Covers

·

·

Iowa consistently ranks among the top states in the country for hail damage, wind claims, and severe weather events. If you own a home here, storm season is not a distant possibility. It is a recurring reality.

The question is not whether a storm will hit. The question is whether your home insurance is actually ready for it when it does.

Most standard home insurance policies in Iowa cover the following storm related damage:

Wind damage to your roof, siding, windows, and structure is typically covered. If a severe storm tears off shingles or blows in a window, your policy should respond.

Hail damage is one of the most common claims filed in Iowa each year. Dented gutters, cracked siding, and damaged roofing are all typically covered under a standard policy.

Falling objects are covered in most policies. If a tree branch comes through your roof during a storm, the damage to your home structure is generally included.

Lightning strikes and resulting fire damage are covered under most policies as well.

This is where most Iowa homeowners get caught off guard.

Flood damage is not covered by a standard home insurance policy. Not even close. If a heavy storm causes water to run into your basement or your neighborhood floods, your standard policy will not pay for it. Flood coverage requires a completely separate policy through the National Flood Insurance Program or a private flood insurer.

Sewer backup is another common gap. If a heavy storm overwhelms the drainage system and water backs up into your home through a drain or toilet, your standard policy typically does not cover that damage. Sewer backup coverage is usually available as an add-on and is well worth considering in Iowa.

Gradual water damage is not covered. If your roof has been slowly leaking for months and you finally notice the damage after a storm, your insurer may deny the claim on the basis that the damage was not sudden. Maintenance issues are the homeowner’s responsibility.

Your roof is your first line of defense in a storm. It is also one of the most common points of dispute in home insurance claims.

Many insurance policies have moved from replacement cost value to actual cash value for older roofs. That means if your roof is 15 years old and gets damaged in a hail storm, your payout may reflect the depreciated value of the roof rather than what it costs to replace it today. Depending on your policy, that difference could be thousands of dollars out of your pocket.

Before storm season hits, it is worth knowing exactly what your policy says about roof coverage and whether you have replacement cost or actual cash value on that line item.

Pull out your declarations page and look for these three things.

First, check your dwelling coverage limit. This is the amount your policy will pay to rebuild your home. Make sure it reflects current construction costs in Iowa, which have increased significantly in recent years. Many homeowners are underinsured without realizing it.

Second, check whether you have a separate wind or hail deductible. Some policies have a standard deductible for most claims but a higher separate deductible that applies specifically to wind and hail events. This is common in states like Iowa with high storm frequency.

Third, confirm whether flood coverage is included. It is not. But knowing that clearly means you can decide whether to add it before storm season is underway.

If you have not had someone look at your home insurance policy in the last year or two, now is the right time. Coverage needs change. Construction costs change. And policies that made sense a few years ago may leave gaps today.
